The CREDITAS Nemovitostní I real estate fund is expanding its portfolio

The CREDITAS Nemovitostní I real estate fund has announced a new acquisition. In March, it completed the purchase of the Black & Decker (Czech) s.r.o. production plant in Trmice. As a result of this acquisition, the portfolio of the fund expanded to 9 real-estate properties with a total value of three-quarters of a billion CZK and a total rentable area of 85,000 sqm.

Business Park Trmice is located in an industrial zone near Ústí nad Labem and forms a part of Stanley Black & Decker, Inc. The production plant was officially opened in October 2002. Its total rentable area is 33,300 sqm. Since its opening, the plant has built a significant position both within the original Black & Decker and also now as a part of the Stanley Black & Decker group. Several years ago, the plant became the flagship in the production of DeWALT professional electrical hand tools.

“The acquisition of Business Park Trmice is our first transaction this year, but definitely not the last one. In the proximity of the premises, there is an entrance to the D8 motorway leading from Prague to the German border, where the D8 connects to the A17 motorway that leads to Dresden. It is the strategic position that represents a significant competitive advantage thanks to which the park is fully occupied,” Petr Škoch, Chief Executive Officer and Chairman of the Board of Directors of the CREDITAS investiční společnost, comments on the acquisition.

According to the dedicated portal Nemovitostní-fondy.cz, CREDITAS Nemovitostní I delivered the fourth highest return appreciation on the market in the retail real estate fund segment in 2023. The fund obtained a return of 7.4% last year and a cumulative return of 27.2% since its establishment in 2019. The fund is primarily focussed on functional commercial real-estate property capable of generating immediate cash flow. This includes mainly administrative buildings, commercial and multifunctional centres, storage and logistic parks and industrial buildings.
